KUALA LUMPUR, Malaysia and TOKYO, Oct. 6, 2026 /PRNewswire/ — Tokyo-based Kasumigaseki Capital Co., Ltd. (KC Group) announced that JLG Capital Sdn Bhd (JLG Capital), a wholly owned subsidiary of JLand Group Berhad (JLG), has entered into a Memorandum of Understanding (MoU) with Kasumigaseki Capital (Malaysia) Sdn Bhd (KCMY) to explore opportunities in automated cold-storage and cold-chain infrastructure in Malaysia.

The collaboration brings together JLG Capital’s property investment/development capabilities as well as local market knowledge and a stakeholder network with KCMY’s expertise in modern cold-chain and automated storage facilities. The parties will also explore solutions across frozen, chilled, temperature-controlled and ambient-temperature storage.

As industrial and logistics requirements become increasingly technology-driven, the infrastructure supporting them must evolve in tandem. For cold-chain operations, this means moving beyond conventional storage towards facilities that can deliver greater capacity, efficiency and operational performance.

By integrating automation into specialized logistics infrastructure, the collaboration will explore how real estate can respond to these evolving requirements — improving storage capacity and space utilization while enabling more efficient movement and management of goods. For JLG, this reflects a broader approach to real estate: creating infrastructure that enables industries to operate more effectively.

Datuk Sr. Akmal Ahmad, Group Managing Director of JLG, said:

"For us, the future of real estate is not only about where industries operate, but how well they can operate. This means looking beyond the physical asset and bringing together the right infrastructure, technology and expertise to help businesses become more efficient, resilient and competitive.

"Our collaboration with Kasumigaseki Capital reflects this approach. Together, we are exploring how advanced cold-chain infrastructure can respond to the evolving needs of Malaysia’s industries, improve operational performance and support the transition towards higher-value activities.

"Ultimately, we want the real estate and infrastructure solutions we create to deliver better outcomes for the businesses and people who use them. The value of real estate lies not simply in the spaces we develop, but in what those spaces enable industries and people to do better."

Under the MoU, both parties will evaluate potential joint ventures for the investment, development, ownership and operation of cold logistics and warehousing facilities, including frozen and chilled storage facilities and automated cold-storage warehouses as well as other opportunities within Malaysia’s cold-chain and automated storage sector.

JLG Capital will provide the local development platform to help translate these opportunities into viable projects, bringing together suitable land, market access, stakeholder coordination and financing facilitation, with the potential to leverage strategic growth platforms such as the Johor-Singapore Special Economic Zone (JS-SEZ).

KCMY will bring specialized capabilities across the project lifecycle — from planning and development to funding, leasing and operational management — complemented by its international network of customers, logistics operators and strategic business partners.

Tomohiro Honma, Director and Executive Chairman of KCMY, said:

"Malaysia presents promising opportunities for modern, technology-enabled cold-chain infrastructure. By combining JLG Capital’s strong local market knowledge and development capabilities with Kasumigaseki Capital’s experience in advanced automated cold-storage development and operations, we see a strong foundation to explore potential projects together. We look forward to building a long-term relationship and creating shared value together."

The collaboration reflects JLG’s approach to pursuing partnerships that bring new capabilities and technology into the real estate ecosystem, aligned with the New Industrial Master Plan 2030 (NIMP 2030) and its drive towards greater technology adoption, productivity and higher-value industrial activities.
